Durham Chambers - Durham Street - Commercial New Build

The new three storey office building at 307 Durham Street replaces the original 1986 building designed by Alan Wilkie of Wilkie and Bruce Architects.
It was a challenging rebuild, restricted by a tight insurance budget, area constraints, and situated on a difficult TC3 site, Wilkie and Bruce Architects – who occupied the demolished building -, TM Consultants and Whyte Construction worked very closely together to deliver a building that is simple, ergonomic and uncompromising on quality. The build process was carefully planned for the narrowness and difficulty of access on the site. Panels were erected full height on 3 sides and the floors infilled. The wall props were positioned and sequenced in their removal to allow a rapid and efficient build.
Despite increased strengthening as per new codes, and a design that was specifically intended to minimise damage caused by any potential future events, the building was completed within budget and on time, with the bonus of being a modern space.
Though appearing modest in size compared to its larger neighbours, the building is well proportioned for its purpose. A refined and balanced façade treatment and colour palette provide the building a contemporary and dignified look. Recessed windows to the Durham Street elevation produce shadows that emulate the façade.
Set back from Durham Street, the owners were able to retain the magnificent mature magnolia tree. In conjunction with new planting, this area will become an intimate outdoor space approaching the building.
The practicality of access, as well as parking and the reduction of traffic noise intrusion were a must for the building owners.

Opawa Road - Commercial New Build, Commercial Repair

The job site at Opawa Road was an extensive one. Having 3 jobs on one site meant that planning and site management was an important factor in the smooth running of the jobs. With a complete rebuild of one building, a major repair on the second building including floor slab removal and cosmetic repairs on the third building a lot of work has gone into this site.
The site itself was affected by the earthquakes in an eye opening way. The land and buildings had physically moved across the section up to 300mm which meant a survey of the land. The section shape and tight work areas proved to be an interesting and challenging build for our staff. They also had to work around 3 businesses that were still operating.
